Valuation
Our Valuation Reports are prepared by Registered valuers who are RICS surveyors. A Valuation Report can be used for: Help to Buy, Shared Ownership, Taxation, Probate and for a Private Sale.
The property is inspected for valuation purposes only. See our Level 2 and Level 3 reports for a property survey.
Homebuyer Report (level 2)
The RICS Level 2 report is aimed at conventional properties in good overall condition.
A ‘traffic light’ system is used to highlight the condition of the property and areas of defects.
For an additional fee a market valuation can also be provided with a Level 2 report.

building survey (level 3)
The RICS Level 3 report features all of the items covered in the Level 2 report and is designed for older and more complex properties such as those located in conservation areas. If you are considering making significant alterations or buying a property that has fallen into disrepair then the Level 3 will give an in depth analysis of the property’s condition. Advice on defects, repairs and maintenance options are also provided.
For an additional fee a market valuation can also be provided with a Level 3 report.

Yes, we are Chartered Surveyors we are regulated by the Royal Institution of Chartered Surveyors (RICS).

The inspection will vary depending on the property. We set no time limit, but most properties can be inspected within a few hours
Often we are asked to consider potential alterations and extensions to the property. We are more than happy to assist and pay extra attention to areas of concern. Please let us know at the time of booking.
We carry out a visual inspection of the services, however, we are not able to certify the installation. This will need to be carried out by a specialist contractor in the absence of an appropriate certificate.
Yes, we can be contacted by phone and email. Most clients find it helpful to schedule a follow up call.
Yes, all our reports contain photographs. Our Level 3 surveys include photos of the roof and chimney in areas not visible from the ground.
We have a range of specialist tools, including drones and high reach cameras to enhance our inspection.
This depends on a number of factors, but mostly the size of the property and level of the survey. Level 2 surveys are priced from £350. Contact us for a no obligation quote.
We aim for a maximum of 3 working days after the inspection day for a Level 2 and 5 working days after inspection for the Level 3 survey. Many of our reports are returned early.
