We offer three survey reports for you to select from: Level 1 Survey, RICS Level 2 Survey or RICS Level 3 Survey.

Level 1 (Condition report)

The RICS Level 1 describes the condition of the property and gives important information not covered by the mortgage valuation.

The Level 1 report includes an inspection of the property and uses a ‘traffic light’ scoring system to grade individual elements and highlight areas of concern. Included is a section covering legal considerations for your solicitor. The condition report will list anything that should be investigated before you commit to purchase the property. 

Typically the Level 1 report is the lowest priced of the surveys, it is aimed at conventional properties and newer homes.

Level 2 (Homebuyer Report)

The RICS Level 2 report features all of the items covered in the Condition report and gives greater detail about the property. 

The ‘traffic light’ system is used in the same way as the Level 1 report. The Level 2 report also gives advice on defects that may affect the property. The level of detail enables you to judge the value of the property purchase in line with the cost of any future maintenance, repair and restoration works. An insurance rebuild cost is also provided.

Typically the mid-range priced survey, the Level 2 report is aimed at conventional properties in reasonable condition. For an additional fee a market valuation can also be provided with a Level 2 report.

Level 3 (Building survey)

The RICS Level 3 report features all of the items covered in the Level 2 report and is designed for older and more complex properties such as those located in conservation areas. If you are considering making significant alterations or buying a property that has fallen into disrepair then the Level 3 report will give an in depth analysis of the property’s condition. Advice on defects, repairs and maintenance options are also provided.

For an additional fee a market valuation can also be provided with a Level 3 report.

Frequently Asked Questions

No. The mortgage valuation is for the mortgage lender. They are only interested in protecting their loan security. An inspection for a valuation can be completed in around 20 minutes. A survey is for you and takes considerably longer.

The inspection will vary depending on the property. We set no time limit, but most properties can be inspected within a few hours

The inspection for a  HomeBuyer or Building Survey is more detailed and takes longer. This is to give a better insight into the condition of the property.
